Investor buys East Gosford freehold

A local investor has paid $1 million plus GST for a freehold property at 34 Victoria Street East Gosford.

The R1 zoned property comprising a 125sqm former residence that has been occupied for chiropractic services for three decades is on a 639sqm corner lot at the intersection of Central Coast Highway (Victoria Street) and Adelaide Street and is exposed to some 40,000 cars per day.

Central Coast Council buys Woy Woy commercial site for road widening

Central Coast Council has paid $3,425,000 (GST not applicable) for a commercial building on the corner of Ocean Beach and Rawson Roads, Woy Woy for road widening.

The property had been listed for auction through Karen Aubrey from Knight Frank Central Coast on 25th July and sold prior to auction.

The property comprises a 1,400sqm building on a 1,810sqm site at the busy intersection.


Online bidder secures West Gosford warehouse

A local owner occupier, bidding online, has bought Unit 6, 13 Dell Road, West Gosford paying $760,000 (GST not applicable).

The 237sqm unit is part of a larger older concrete panel complex.

The property was sold through Karen Aubrey from Knight Frank Central Coast who said that there were 2 online and 1 phone registered bidders.


Investor buys Charmhaven unit

An investor has paid $725,000 (GST not applicable) for Unit 1 of 226sqqm at 1 Botham Close, Charmhaven.

Features include 199sqm ground floor warehouse, 27sqm mezzanine area plus amenities.

The unit is part of a 4-warehouse complex on the corner of Callaghan Drive and Botham Close and includes yard space with front and rear access and security fenced.

Investor buys Toukley Cafe/takeaway

A local investor has paid $535,000 (GST not applicable) for Shop 5 at 30 Canton Beach Road, Toukley tenanted as a cafe / take away shop.

The 68sqm property was sold at 6% yield with a new 5-year lease from December 2024 to a long-term tenant at a rental of $32,250 per annum net plus GST.

The sale was negotiated by Brett Dowling and Ty Blanch from Knight Frank Central Coast.


Investor buys Umina Beach shop with 6.5% return

A local investor has paid $$500,000 (GST not applicable) for a 54sqm strata retail shop at 233 West Street, Umina.

The premises are leased to pet grooming business on a 3-year lease expiring March 2025 and 5-year option at a rental of $32,294 plus Outgoings and GST.

The return to the investor is 6.5 % per annum.

Sydney developer buys Hardys Bay site

A Sydney developer has paid $5.5 million for a DA Approved mixed-use development site for 7 apartments and 4 retail shops.

The 2,391sqm site comprising 3 lots at 58-62 Araluen Drive, Hardys Bay was offered with Development Approval dated 2018 and amended consent 2020.

Owner occupier buys Killarney Vale retail

An owner occupier has purchased a 250sqm property comprising commercial office and medical space with 2-bedroom flat. At 152 Wyong Road, Killarney Vale.

Price paid was $780,000 (GST not applicable)

Footwear wholesaler buys in Tuggerah Business Park

A footwear wholesaler relocating from the NSW South Coast has bought Unit 16, 16 Reliance Drive, Tuggerah.

Price paid for the 176sqm sqm warehouse unit plus 75sqm office mezzanine, was $820,000 (GST not applicable).

The property last traded in 2020 for $532,400 (Source: RPData).

CBRE lists shovel ready residential subdivision at Hamlyn Terrace

Agents CBRE have listed a 72,520sqm residential subdivision site with DA and SWC approval for 88 lots with further potential to subdivide a 10,000sqm super-lot into 26 lots at 94 Sparks Road, Hamlyn Terrace.

The gently sloping site has a frontage to Sparks Road of 201 metres and is being marketed as shovel ready.
